The Shore Report analyzes how the waterfront segment has performed in the face of overall market improvements in recent years, which we’ve detailed in our quarterly Market Watch reports. We are excited to reveal that Fairfield and Westchester County’s upper end shorefront housing markets, comprising direct Long Island Sound-front single-family homes priced over $1 million, have experienced significant sales volume increases from 2014 to 2015. The recent updates in both flood and homeowner insurance have served as a major contributing factor to the sales growth, having made it much easier for buyers to obtain insurance for homes on or near the coast.

2015 Year-End Shore Report

2014 Shore Report

The direct shorefront housing market in Westchester and Fairfield Counties made a strong comeback this year, particularly in the high end. For waterfront properties priced over $1 million during the first three quarters of 2014 and 2013, both unit sales and dollar volume experienced significant year over year increases. One of the major contributing factors to the surge in activity is the Homeowner Flood Insurance Affordability Act of 2014, which has made flood insurance easier to obtain for most buyers.
