“We shape our buildings; thereafter they shape us”

Nothing could be more true. It is this philosophy that very much infused my path to real estate. Architecture provides the canvas upon which we mark our place in the world and form our strongest memories. The walls we surround ourselves with influence so much of what we do and the way we shape our lives.  Real estate is that unique place where function and feelings come together. You can be a great Realtor if you understand these principles...

You can be a great Realtor if you understand these principles. I do.

A house is much more than a mere shelter.

A home is one of the most important choices we make as consumers. My 20+ years of experience as a design professional has given me the unique ability to tap into and understand a buyer’s goals from both a practical and emotional perspective. From this, I can streamline the buying process by identifying those properties that meet these qualities. My understanding of home construction and seeing the potential in a home enables me to assist buyers in targeting their desired home attributes while seeing the potential opportunities to be had in a certain property.

It’s not just the home you love but the life that is lived there.

The decision to move on from one’s home is an important transition in life. My background affords me the unique ability to market not just the house itself, but the home created.  Having personally relocated many times with my family, as well as managed moves for many past clients, I thoroughly understand the steps needed to make that change successful and seamless. Organized and proactive, I pride myself on anticipating the needs of my clients well in advance and enjoy helping my clients feel supported throughout the process. I can also offer the unique ability to offer staging and share advice culled from my design career.

My goal with each seller is to always make the selling process comfortable, supportive and efficient. Each home holds a unique opportunity to translate its potential and maximize its appeal to the greatest audience. Every home has a story and it is my job to communicate that story to all potential buyers.

Creativity is intelligence having fun.

As a Realtor, I am excited to bring my varied skill set to my customers and clients. Strong communication, professionalism, and the ability to advocate for my clients translate to an excellent real estate experience.

I received my Bachelor of Arts in Art & Art History from Villanova University. Following Villanova, I studied interior design at The New York School of Interior Design and then worked in the residential and commercial design industry. I returned to my love of architecture and earned my Masters degree at Columbia University's Graduate School of Architecture, Planning & Preservation. In recent years, my husband (an architect) and I started our own private design practice here on the shoreline.

A House is made of bricks and beams: but a Home is made of hopes and dreams.

I have a wonderful husband and four children who fill our lives with adventure, inspiration and laughter. We adore this community and, after living in many places, have found our true home here on the beautiful Connecticut shoreline in Guilford. A bit fanatical about all things water, this coastal treasure has given our family the opportunity to live by the sea and enjoy all this beautiful area has to offer.

I am very active in both our school community as a member of the AW Cox elementary school PTO advisory board and our church community as a religious education volunteer teacher. I enjoy workouts at the gym, quality time with great friends and advocating for the preservation of the historic architectural fabric of our communities.

The best designed home is the one that fits you.

I look forward to the opportunity to help you “design” your next step in real estate!

Testimonial

I am fortunate to have had Moira Rader as my real estate agent in both a recent house purchase and the subsequent leasing of that house in Guilford, Connecticut. Over a six-month period, Moira wore many hats in helping me find the perfect home. My situation is unique, as I am using the home as an investment property until I’m ready to move into it. Moira thoughtfully took into account my must-haves in terms of size, location, and lot type. During multiple conversations, we discussed how each home we toured would best fit into my future life, the costs of updating or renovating each property, and the desirability in its current condition to a potential renter. As my real estate agent, Moira excelled due to her education in architecture, especially historical architecture, as I looked at historic properties in Guilford. Her background in interior design was an added plus in visualizing each home’s potential in terms of furniture placement and renovations. She and her team researched the current and past market for the area and helped me evaluate each asking price. After several months, during which we toured many homes, Moira was pivotal in negotiating a purchase price 12.5% lower than the asking price on an antique Folk Victorian just blocks from the vibrant Guilford Green. She also helped with all aspects of the home inspection process, evaluating which items should or should not be of concern. After she helped me find the right attorney for my needs, the closing was a simple process. As my leasing agent, Moira offered expert advice regarding painting and small repairs to make the home attractive to potential renters. I have never rented out a residential property before, so I was most appreciative of the professional and detail-oriented manner in which she took full control over advertising, showings, and background checks. She also helped craft a lease with which I was comfortable. Due to her tireless efforts, the house was on the market for less than six weeks before we found a suitable tenant. This journey was not only an economic and business decision but a very emotional one in determining where I want to spend the next chapter in my life. As my partner in this process, Moira showed the utmost compassion, responding promptly whenever I had concerns or questions and serving as a sounding board. In a couple of years I will be putting the home I currently live in on the market, and Moira has already begun to give me advice in terms of staging, as well as possible updates and repairs aimed at moving my house quickly and drawing the best price. I eagerly look forward to working with her again when I’m ready to take that step.
