Distel handles three of the past four major mid-century modern Litchfield, Conn., home sales in last three years
Litchfield, Conn. (June 10, 2016) — William Pitt Sotheby’s International Realty announced today that Rick Distel of the firm’s Washington Depot, Conn., brokerage, represented the buyer in the sale of a mid-century modern home designed by highly acclaimed American architect Edward Larrabee Barnes. The Litchfield, Conn., residence, which sold for $1,342,500, marks the fourth major mid-century modern sale in the town of Litchfield in three years, with Distel involved in three of these sales.
The recently sold property, located at 526 Maple Street, was originally built by Barnes in 1953 to exemplify the “platform house,” a design conceived by the architect that stays true to modernism, featuring clean lines and a detailed grid of rectangular indoor and outdoor spaces. Barnes, who attended Harvard Graduate School of Design and studied under Marcel Breuer, a master of modern architecture, was commissioned to build the home for fellow classmate Ted Marsters. The unique design concept of this home, now referred to as the “Marsters House,” closely follows trends of the modern era, establishing functional indoor-outdoor relationships by integrating nature and design. The home’s large foundation was thus constructed to support a platform that serves as a terrace without walls, creating a seamless flow between indoor and outdoor space.
Other recent mid-century modern sales handled by Distel in Litchfield include “Stillman II,” designed by Marcel Breuer, and Harvard Five architect John Johansen’s “Huvelle House.” Both of these renowned architects, along with Barnes, were part of the popular modernist movement in architecture in Litchfield. “Stillmann II” sold for $2,950,000 in 2013, setting a new, five-year record for the town at that time, while Distel’s 2014 sale of the “Huvelle House” sold immediately for the full asking price of $1,595,000.
