In May 2025, the real estate markets served by William Pitt and Julia B. Fee Sotheby’s International Realty experienced a notable shift in inventory dynamics, marking a potential turning point in the supply and demand equation. For the first time in years, total standing inventory increased in a few key markets, while hovering close to flat in others or demonstrating smaller declines that we’ve become accustomed to seeing.
Middlesex County led with a remarkable 23.4% increase in total inventory compared to May 2024, followed by Berkshire County at 26.4% and Westchester County at 9.3%. These increases represent a significant departure from the persistent inventory declines that have characterized our markets for years. Meanwhile, other counties such as Fairfield, New London and Litchfield Counties saw only small declines.
Closed dollar volume remained robust across most markets, continuing the positive trajectory we’ve tracked since early 2024. Hartford County posted the strongest gain at 13.4%, while Fairfield County saw an 8.7% increase and Westchester County climbed 7.2%. However, some markets were more challenged, with New London County experiencing a notable 21.1% decline in closed dollar volume and Columbia County down 7.9%.
Unit sales presented a mixed picture overall, yet several counties posting solid gains including Westchester and Hartford Counties both up 7.8% and Middlesex County up 7.1%.
The growing inventory levels in key counties represent a significant development for buyers and sellers to consider. After years of extremely tight supply, markets are beginning to offer buyers more selection. This shift could mark the beginning of a more balanced market dynamic as we head to the year’s midpoint.
