In July 2026, the real estate markets served by William Pitt and Julia B. Fee Sotheby’s International Realty demonstrated strong sales performance, with substantial closed dollar volume gains compared to the same month last year across most regional markets. Closed volume growth outpaced closed unit transaction growth during this period, pointing to an upward shift in the product mix transacting with more properties closing at higher price points throughout Connecticut, New York, and Massachusetts.
Westchester County posted a 17% increase in dollar volume versus July 2025 while volume in Fairfield County rose by 5%. Across other regional markets, dollar volume gains were similarly impressive: the Berkshires jumped 36% and Columbia County rose 31%, followed by strong double-digit growth in New London County and Litchfield County.
Unit sales improved in many areas as well, though not at the same pace as dollar volume. Westchester County delivered a solid 6.5% increase in unit sales compared to July last year, while Fairfield County held closer to flat. Elsewhere, unit transactions surged in New London County, Litchfield County, the Berkshires, and Columbia County. A couple of counties including Hartford County and New Haven County posted small declines in total units sold.
July did see a drop month over month in new listing activity across most markets. Fairfield County saw new listings decrease 5%, and most other counties also experienced reduced new units on the market. Westchester and Middlesex Counties were the only exceptions, posting gains in new listings.
Despite lighter new listing flow, standing inventory increased in several areas from July last year. Westchester County, Columbia County, the Berkshires, New Haven County, and Hartford County all saw total standing inventory expand, while conversely, active inventory experienced contractions in Fairfield County, Litchfield County, New London County, and Middlesex County.
