Hot Property: Your Endless Summer Vacation Awaits

By Tyler R. Morrissey

At 1040 Nine Acres in Mamaroneck, N.Y., the pool season does not have to end with the end of summer. Located in the Orienta section of town near the waterfront is a unique property on a quiet cul-de-sac. One of its fabulous amenities is a heated indoor swimming pool with a modern design inside and out that will give you a Hamptons’ feel for a fraction of the price. Larchmont agent Anne Feuga represents the property, which is offered at $2,500,000.

The home was built in 1960 and underwent a complete renovation from top to bottom by the current homeowners: Mariella Malizia, who served as the architect of the project, and Marek Gazda, who was the builder. The duo have been building modern homes together for the past six plus years and recently built two brand new modern homes in the Mamaroneck area.

“I believe in modern architecture because it’s simple, clean and open,” Malizia said. “There are typically lots of glass windows, which help frame the yard and make the home interactive with the surrounding area. You take everything into consideration when looking out the window, especially in a beautiful area like this one.”

When Malizia and Gazda acquired the property in 2015, they not only fell in love with the house in its original 1960 design, but with the area the home resides in as well. The cul-de-sac evokes a community feel with access to a residents-only private beach. According to Feuga, the town attracts residents from all walks of life and cultures due to the many amenities the area has to offer.

“What’s also so wonderful about this listing is it’s only 35 minutes from New York City,” said Feuga. “It’s very close to the train station with a vibrant and diverse community. Between the beaches, paddle boarding and wine tastings in the summer, there is so much going on not just in the warmer months, but all year-round.”

Some of the unique features of this contemporary include a wide-open floor plan on the bottom floor, as well as the rooftop deck and indoor pool that Mariella and Gazda expanded during the renovation. The pool sits in a completely enclosed space, meaning it can be used in all four seasons. Its salt water eliminates the smell of chlorine and creates a therapeutic experience like no other. The pool also features a soothing rainfall and sound system on the lower level that carries throughout the home, making the house perfect for entertaining.

“What drove some of our inspiration was we had the property for three months before starting any work, so we were able to test out some of the existing features like the indoor pool,” Gazda said. “When you swim in the warm water, in a heated room with the snow falling down outside, that’s something you will always remember.”

Other features include an upscale master suite as well as a den with a fireplace. From here you can walk out to the outdoor deck, which is perfect to watch the sunrise in the morning and take in the gorgeous views of Long Island Sound. At night the space is also perfect for enjoying a moonlit sky on a warm summer evening.

“The layout of the home makes it a wonderful property because when you go to the upstairs level, you walk out to a family room and balcony,” Gazda said. “It almost gives you a hotel-like feel because you don’t have to go through the main floor to get to the roof top deck or downstairs pool.”
